Villa design in Dubai at a glance
- Design timeline: concept 4-8 weeks, design development 6-10 weeks.
- Approvals: once the drawings and NOCs are complete, Dubai Municipality usually issues the villa permit within 3-15 working days. Developer NOCs and review comments add time, so submission quality matters.
- Construction: a standard private villa takes 12-18 months to build. Basements and custom structures can push it to 24 months.
- First meeting to handover: about 18-22 months for a villa under 8,000 sq ft with a clear brief, and 24-36 months for larger custom villas.
- Costs: see architecture design fees in Dubai and the cost to build a villa in Dubai.

Villa styles we design
-
Modern villas
Clean lines, large glazing and open plans, with shading and deep overhangs so the glass works in Dubai's heat.
-
Traditional Arabic villas
Courtyards, majlis and separate family and guest wings, drawn from regional architecture with modern services.
-
Classic and European villas
Symmetrical facades, columns and detailed mouldings, proportioned for the plot and the community guidelines.
-
Smart villas
Home automation, climate control and security planned into the design from the start, not added afterwards.
-
Sustainable design
Passive cooling, orientation, solar and efficient materials to cut running costs.
What shapes a villa design in Dubai
- Plot rules. Setbacks, height limits and plot coverage come from the Dubai Building Code and the affection plan. They decide the footprint before any styling.
- Community guidelines. Master-planned communities such as Al Barari, Emirates Hills or Arabian Ranches set their own facade, height and material rules and need a developer NOC.
- Climate. Orientation, shading and glazing decide how hot the villa runs and what it costs to cool.
- Family life. Many villas need separate guest and family entrances, a majlis, staff quarters and space to grow. Some owners plan a second villa on the same plot.
- Plot shape. Narrow plots need different layouts to keep light and privacy.

Our Process
How we design your villa
-
Discovery and site analysis
We go through your brief, budget and plot, check the setbacks and community rules, and test where the villa should sit and face.
-
Concept design
Over 4-8 weeks we develop layout and facade options in 3D, then refine the direction you choose.
-
Design development and approvals
Over 6-10 weeks the plans, elevations and interiors are detailed and coordinated with structure and MEP in BIM. We then prepare the Dubai Municipality and developer submissions and answer review comments until the permit is issued.
-
Tender and supervision
We help you select a contractor and, where included, supervise the site through to handover, with interiors and landscape completed alongside.
Interiors
Villa interiors designed with the architecture
Interiors developed in parallel with the architecture save months later in the project. Lighting, joinery, ceilings and MEP points are fixed while the drawings are still open, so nothing has to be cut in after construction.
3D and BIM
See the villa before it is built
We model every villa in BIM and present it in 3D, day and night. You walk through rooms, check views and compare facade options before a single block is laid, and the same model coordinates the structure and services.

Frequently asked questions
How long does it take to design a villa in Dubai?
Concept design takes about 4-8 weeks and design development 6-10 weeks. Once the drawings and NOCs are complete, Dubai Municipality usually issues the permit within 3-15 working days. Developer NOCs and review comments add time.
How much does villa design cost in Dubai?
Design fees depend on the villa's size, complexity and the services you need, such as interiors, landscape and supervision. Our page on architecture design fees in Dubai explains how they are calculated, and we prepare a proposal after the first meeting.
Do I need Dubai Municipality approval for a new villa?
Yes. A new villa needs a Dubai Municipality building permit, and villas in master-planned communities also need the developer's approval. We prepare and submit both. In August 2026 Dubai Municipality announced an AI system that will check villa submissions against the Dubai Building Code and issue permits in minutes, rolled out in three stages over 26 weeks.
Can you design to my community's guidelines?
Yes. We work to the design rules of communities such as Al Barari, Emirates Hills and Arabian Ranches and include the developer submission in our scope.
Do you design the interiors and landscape too?
Yes. Interiors and landscape can be designed alongside the architecture, which keeps lighting, joinery and outdoor spaces consistent with the villa.
